How to Apply
Applying for Building Regulations Consent
The type of Building Regulation Application you will need depends on the work you are intending to carry out.
Below you will find information on which application form is appropriate for your building work.

Full Plans Application Form
For domestic work, we will require a Full Plans Application for:
- Extensions
- Loft Conversions
- New Dwellings or Flats
- Garage Conversions
- Barn Conversions
A complete application will contain:
- 2 copies of the plans
- A location plan of the building to 1:1250 scale
- A completed application form
- The appropriate Plan Fee
For Commercial work (offices,shops, factories, hotels, public houses, and non-residential buildings) a Full Plans Application form must be filled in for any building work that comes under Building Regulation Control.
For commercial work we require a total of 4 copies of plans to accompany a completed application form, location plan and the appropriate Plan Fee.
Building Notice Application Form
Building Notices can be useful if you are carrying out work on smaller projects and also if the person carrying out the work is familiar with the requirements of the Regulations. It enables work to proceed quickly without the deposit of plans. It may not however be used for certain projects such as shops and offices, where the Regulations make requirements for means of escape in case of fire.
A complete Building Notice will contain:
- A completed application form
- An estimate of the cost of work and the appropriate fee
- In the case of extensions and new buildings a 1:1250 location plan
Replacement Windows Notice Form
For replacement windows and doors with over 50% glass, a Windows Notice form must be filled in and submitted with the appropriate fee.
Regularisation Application Form
If Building work has already been carried out without that should have been brought to the attention of the Building Control Department you will need to submit a Regularisation Form.
Plans indicating the property before and after the work should be included with the form.
The fee for a regularisation should be taken form the fee sheet and 20% added instead of VAT.
Demolition Notice
In the event that you wish to carry out a demolition, a Demoltion Notice Form must be filled in and submitted to us along with a location plan highlighting the property to be demolished and a Method Statement for the proposal.
