Houses in Multiple Occupation

Since April 6th 2006 any house or converted building shared by people who do not belong to the same family will be a HMO (house in multiple occupation) unless:
  • the house has been converted into self contained flats with Building Regulation approval since 1991
  • there are only two single unrelated people living there
  • the occupants are employed by a family, such as a live-in nanny.

Student houses and migrant workers houses will be HMOs

The Homes in Multiple Occupation Team inspects houses in multiple occupation (HMOs) and enforces the legislation that relates to them to ensure safe and proper standards.

If the HMO has five or more occupants, is three or more storeys and there is at least one shared facility it may need to be licensed.  For further information about applying for a licence, please contact us.
