Local land charges

A local land charge is restriction on a particular parcel of land, whether to secure the payment of a sum of money, or limiting the use to which the land may be put, and is binding on successive owners or occupiers of that parcel of land.

These restrictions would not normally be shown on your deeds therefore your solicitor would perform a Local Authority Search as part of your conveyancing when you buy or re-mortgage your property to highlight any of these charges.

A Local Land Charge Search should be carried out when a property or piece of land is being purchased, leased or valued to find out if there are any matters affecting the land.

The search is in two parts:

  1. The LLC1 deals with all registerable charges such as grants, tree preservation orders, planning agreements, listed buildings and so on.
  2. The CON 29 deals with issues such as road schemes, planning history and environmental matters.

Pendle Council are now able to administer electronic searches through the National Land Information Service Hub (NLIS) and are currently at Level 3 which means that we can receive and return electronic searches.
